Financing your purchase.
Ensuring that you are able to fund your purchase before you start your search for a property is extremely important.
There are multiple options to get this ball rolling, which include banks, mortgage brokers and other lenders. It’ a good idea to approach a number of different lenders so that you can compare what they are prepared to offer.
Many mortgage brokers will be able to pre-approve you for an amount that you can afford. This figure is derived from a Total/Gross Debt Service Ratio (TDSR/GDSR) which is calculated from applying your total/gross debt and displaying as a proportion of your income. The Government mandate maximum percentages for TDSR and GDSR which restrict the amount lenders can front.
A conventional mortgage is where you front 20% of the home purchase price and the lender will front 80%. If you are unable to front the 20%, the lender can still partake, however, the government require you to insure the entire loan. This loan is built into your mortgage. There are a few insurers that can help with this; CMHC, Genworth and Canada Guaranty.
